Thank you for Choosing EXIT Homeplace Property Management. The Property Management Services we provide are outlined as followed:
ADVERTISEMENT OF PROPERTY We will handle all the marketing and advertising of the property. We will place a “For Rent” sign on the property with your approval, advertise on the Internet and place the property on the multiple listing service for other Realtors to access in New Hanover, Pender and Onslow County.
SHOWING OF PROPERTY We will conduct showings of the property to perspective tenants as well as performing necessary screening of applicants by way of credit, eviction, and criminal checks. We also follow up with all references provided to us.
SECURING A LEASE We will make every effort to secure a tenant for rental property, which meets your specifications and approval. We will secure signed and written leases from the tenant using forms and contracts approved by the North Carolina Real Estate Commission.
COLLECTION OF RENT We will collect rent monies and make disbursements of these funds as directed by you. You will be furnished with a statement for your property each month and a 1099 at the end of the year for tax purposes. If any repairs are conducted, a copy of the repair invoice will be attached to the statement.
SECURITY DEPOSITS Security deposits in the amount allowed by law and specified by you will be collected and deposited into a trust account in compliance with the laws of North Carolina.
REPAIRS AND MAINTENANCE We will arrange and supervise any necessary repairs and maintenance to your property. We perform “competitive” shopping for the best prices and quality of workmanship wherever possible, which is included in the rental commission.
COURT ACTION When necessary and with approval. We will institute and prosecute such judicial actions and proceedings as required to recover rents and or evict tenants by the law of North Carolina.
ADVICE AND INFORMATION We will furnish you copies of all leases, accounting statements, receipts, rental inspections, and any other documents or correspondence relative to your rental property. We may offer periodic advice and information to you concerning your rental property such as prevailing rents, condition of the property, future repairs required to comply with providing a safe and habitable environment for the tenant and any other useful information pertaining to your property.
COVENANT We are licensed by the North Carolina Real Estate Commission to conduct business in North Carolina. We are familiar with the local, state, and federal housing laws imposed upon the owners of rental property. We have a commitment to comply with these requirements and obligations. As the owner’s agent, we are required by law to represent the owner’s interest to the best of our ability. If given the opportunity to manage your investment, we pledge to do this for you.
