Below are just a few of the questions that are frequently asked by our new clients.
Q: What determines the rent for my property?
A: Ultimately the rental market. We will make a rent recommendation to you based on our market analysis of your property and the current market conditions. You will determine the final rent prior to advertising the property.
Q: Who pays for the marketing of my property?
A: We pay for all signage and labor costs related to marketing your property for rent. We will also place your property on our website, realtor.com, and the multiple listing service for New Hanover, Pender, and Onslow County. We place a For Rent sign in your yard with your permission. The property will also be advertised on other real estate firm websites.
Q: What is typically involved in preparing a property to be rented?
A: Generally, you should expect to make the property move-in ready for a tenant. Your property will rent quicker and demand a higher rental value if it is in good condition and usually unfurnished. We will conduct an initial property inspection and provide you with a list of items if needed.
Q: How are tenants selected?
A: Our background check is thorough and comprehensive to ensure we select quality tenants. We carefully screen each prospective tenant application and verify rental history, employment, and obtain a report which includes credit, evictions and criminal history.
Q: Who pays for maintenance and repairs to my property?
A: The owner pays for maintenance and repairs and Exit Realty Sales & Rentals coordinates those repairs on behalf of the owner.
Q: Can I market my property For Sale and For Rent at the same time?
A: You can market your property for sale and for rent at the same time initially but we ask that if the property rents first, that you take the property off the market for sale for at least one year. It is easier to secure a tenant on a long term basis and without the inconvenience of constant showings and a 30 written notice.
